West Hampton Beach

The Art of Reconstruction
We were commissioned to assess and prepare a newly acquired Hamptons estate for the summer season. Following the December closing, our team promptly met on-site with the homeowner’s representatives to evaluate the property’s immediate and long-term needs. We worked exclusively with the homeowner’s team throughout the project, never interacting directly with the owner. This level of trust underscored our ability to manage every detail seamlessly, alleviating the homeowner’s stress.

Our initial assessment identified several areas requiring attention, the most significant being a leak in the billiard room beneath the expansive ocean-facing deck. The highly decorated billiard room featured a decorative sheetrock ceiling with exposed wood beams and sweeping views of the beach and ocean. Left unaddressed, the issue had led to mold growth behind the ceiling. Given the structural risks and aesthetic impact, remediation became a top priority.

Hamptons and Long Island homeowners frequently experience leaks because of the common practice of building exterior decks, balconies, and patios above interior living spaces or basements. Without proper waterproofing, these conditions can lead to severe structural damage.

Recognizing the complexity of the repair, we engaged a highly specialized subcontractor with expertise in roofing, lead-coated copper flashing, and fine carpentry. Their team executed a meticulous process that included complete demolition, structural reinforcement, drainage analysis, installation of new flashing, and complete reconstruction of the mahogany decking. Ensuring long-term durability and design continuity, every detail was managed precisely.
