Mark Hotel, Private Residence

Mark Hotel, Private Residence

Project Overview

This project embarked on a meticulous restoration of a private residence within the esteemed Mark Hotel. The journey began with a trusted alliance with a renowned mold remediation expert, following significant water damage to a 15th-floor residence due to a clogged roof leader. The water damage primarily affected the hallway and main entrance foyer. However, to restore the apartment to its original, impeccably decorated state, matching the unique finishes and décor elements, the restoration necessitated complete disruption to the apartment, executed with unwavering precision.

Objective

The project’s goal was to restore any area damaged by the flood or any area that incurred subsequent disruption by ensuring the exact match of custom finishes and décor elements while maintaining the integrity of the original design.

Unique Element

Among the many captivating elements of this project was the precise restoration of the apartment’s distinctive finishes and decor, combined with the challenge of meeting the client’s high standards and delivering a restoration that surpassed the apartment’s elegance. We employed advanced technology, Matterport scanning, to ensure the apartment was restored precisely to its previous condition. The apartment, which functioned as a Pied a Tier, was not the client’s primary residence; we worked remotely, with the client’s complete trust. We implemented remote communication and decision-making, sending samples and color matches for approval.

Custom Creations

We meticulously reproduced custom fabrics and drapery panels to replicate the apartment’s standard of decor, including fabric panels for the entrance area and custom fabrics for the restored furniture. Highly specialized floor finishers, with whom we’ve had a 20+ year relationship, applied a led-cured burnishing hard wax oil finish on the white oak flooring, enhancing the wood’s natural beauty while providing a durable, maintainable surface. Using advanced polishing and sanding techniques, the Venetian plaster walls were upgraded to achieve a high shine without traditional wax, preventing yellowing over time.
